How to protest your property valuation in Oklahoma
If you disagree with a Notice of Increase in Valuation, Oklahoma law gives you a short window to protest.
- Check the notice date. Oklahoma County says you may appeal within 30 calendar days from the mailing date shown on the notice (source; 68 O.S. §2876).
- File the informal protest with the county assessor using OTC Form 974, stating the facts and your reasons.
- Bring evidence: recent comparable sales, photos of condition issues, repair estimates, an appraisal.
- If you disagree with the result, an appeal to the County Board of Equalization has its own short deadline. Read the assessor's decision letter carefully.
Deadlines are strict. Contact your county assessor directly; this page is general information, not legal advice.
